How is the engagement structured, and what does it cost?

Do you take a percentage of my bookings, like a property manager?

No. We charge a fixed monthly retainer, not a percentage. The listing, the bank account, the reviews, and the brand all stay in your name. Most clients save 30 to 60 percent compared to a 20 percent full-service property manager.

What markets do you cover?

Today we run US and UK. In the US, the team is based in Islamabad and works US hours; the cleaning and maintenance crews are local to each market. In the UK, the team works UK hours. EU, Canada, Australia, and the UAE are available on request.

How do you handle the 90-night cap in London?

We track booked nights across Airbnb, Vrbo, and Booking.com in a single calendar. The cap is enforced at the 90th night, regardless of platform. If you want to go beyond 90 nights, we help you apply for the relevant change-of-use planning permission.

What about the 2026 England registration scheme?

When the scheme goes live, we register each property, attach the registration number to the listing, and keep the safety documentation (fire, gas, electrical, EPC) on file. We do not sign on your behalf; you are the responsible person under the Levelling Up and Regeneration Act 2023.

How is US tax handled?

We register the listing with the state and city, collect the lodging or sales tax through your Stripe or merchant account where Airbnb does not, remit on the schedule you set, and prepare the monthly owner statement. Year-end 1099-K and Schedule E prep is included.

Do you handle the cleaning crew?

Yes. We coordinate with your existing cleaners, or we vet and onboard a new crew in your market. The cleaning fee flows through to the crew, with a small coordination markup that we share with you on the engagement.

What is the pilot?

Can I keep using Hospitable, Guesty, or PriceLabs?

Yes. We work inside your existing stack, not ours. If you do not have a stack, we set you up on Hospitable for messaging and PriceLabs for pricing, which is the default for most of our clients.
